Small hotel software
Hotel management software for small independent hotels
Small hotels usually stitch together a PMS, a channel manager, a booking engine, a website and an answering service, and pay for each. LodgingOs is one system for all of it, built for independent hotels of 20 to 80 rooms, at one flat price.
What small hotel management software includes
Hotel management software, or a property management system (PMS), is where a hotel's reservations, rooms, guests and money live. For a small hotel the question is less about features than about how many separate systems it takes to get them, and how often those systems disagree. LodgingOs puts them in one place:
- Front desk and reservations, with arrivals, departures and balances on one screen and a tape chart of every room.
- Your own hotel website and commission-free booking engine.
- Channel management through Channex for Booking.com, Expedia, Agoda and Airbnb.
- An AI phone agent and an AI website chat that answer guests at any hour.
- Self check-in on the guest's phone, plus a walk-in kiosk.
- Housekeeping, maintenance, guest requests and night audit.
- Rate Copilot pricing suggestions and a daily Growth Engine to-do list.
Why one system beats five
When the PMS, the channel manager and the booking engine are separate products, each keeps its own copy of your rooms and rates, and something has to keep them in step. When that sync is late or wrong, the result is a double booking or a rate you never meant to sell.
In LodgingOs there is one set of rooms, rates and stay rules. The front desk, the website, the phone agent and the booking sites all read from it, so a room sold anywhere is gone everywhere, and a rate changed once is changed for every channel.
Pricing help without a revenue manager
Rate Copilot suggests raising or lowering rates from your own occupancy and booking pace, inside limits you set so it never moves a price further than you allow. You can keep it on suggestions only, or let it apply changes overnight for the nights ahead, and it shows an estimate of what the changes earned.
Growth Engine is a short to-do list for the manager each day, built from the hotel's own numbers: tomorrow looks thin, direct bookings are low, rooms are out of order, guests are not using self check-in. Each item can be done or dismissed.
Payments into your own account
Guests pay online when they book, during self check-in from the link they are sent, or on a Stripe card reader at the desk. Cards stay on file for incidentals, deposit holds are placed and released for you, and refunds come straight from the folio. Money settles to your own Stripe account and your bank. You pay Stripe's processing rate; LodgingOs adds nothing on top.
Groups, companies and longer stays
- Group bookings with a block of rooms, a rooming list, a group rate and billing to a company.
- Company accounts with direct billing and a ledger of what each company owes.
- Weekly and monthly rates, with nightly charges that post on their own.
- Rate plans such as bed and breakfast, non-refundable or corporate, each with its own cancellation and no-show terms.
Reports and accounting
Occupancy, ADR and RevPAR, channel and room-type mix, a daily flash report, the transaction ledger, payments by method, a trial balance, revenue and tax, who owes you money, money paid ahead, and bookings that came from AI assistants. A QuickBooks journal export hands the month to your bookkeeper.
Up and running the same day
We build your room types, rates and taxes with you in about an hour for a typical property. Upcoming reservations come over from your current system's CSV export, with a preview before anything is saved, and you can take reservations the same day.
Support from a person, any hour
A real person answers 24/7 at (940) 331-4986, the 3am walk-in and the card reader that won't connect included. LodgingOs is built behind a real front desk: our first property is a 57-room independent hotel where we work the desk ourselves.

Questions
What does it cost?
$199 a month per property, flat, everything included. Card processing is Stripe's, at Stripe's rate.
Do I have to leave Booking.com or Expedia?
No. Channel management is included, so your listings keep working. Your own site gives guests a reason to book direct.
Is there support at night?
Yes. A real person answers 24/7 at (940) 331-4986.
How do staff permissions work?
There are two roles, staff and manager. Refunds, rates and settings stay with managers.
